INTERIORS & EXTERIORS
Alongside shop and office fit-outs, we maintain and repair the outside of commercial buildings across Auckland. From roofing and cladding to exterior painting, water ingress and building repairs, we help property owners and managers look after the whole premises.
We assess what needs attention, agree the scope and coordinate access and trades around the people using the building.

A WARMER WELCOME
The atmosphere matters: the counter customers walk up to, the seating, the lighting and the finishes they see and touch. So does what happens behind it—storage, staff movement, cleaning and access to services.
We can work with your designer and nominated suppliers, or help define the building scope from your ideas. For hospitality projects, we identify the specialist input needed for equipment, extraction, plumbing, electrical work and the premises’ requirements.
Bring your inspiration, plans and target opening date. We’ll discuss what the building needs to support them.
FROM BRIEF TO HANDOVER
Review the existing premises, your goals and the practical constraints. Discuss access, trading hours, lease requirements and the target date.
Confirm the scope, drawings, selections, supplier responsibilities and any specialist or approval requirements. Explain allowances and exclusions.
Sequence the trades and deliveries. Agree staging and planned shutdowns, keep you informed and address changes before additional work proceeds.
Work through finishing items and the relevant handover information, including product care, warranties and required completion documentation.

KEEP THE PRACTICAL DETAILS IN VIEW
Occupied sites need clear arrangements for staff, customers, deliveries and contractors. We discuss work zones, noise, dust, access and service interruptions so you know what to expect. Staging or out-of-hours work can be considered where it suits the project.
Before construction, confirm landlord requirements and any design, consent or specialist approvals. A proposed change of use, fire systems, access provisions or new services can affect the scope and programme.
Our quote sets out the agreed building work. If hidden damage or a requested change affects it, we explain the implications and agree the next step with you.
YOUR QUESTIONS ANSWERED
We work on shops, offices, cafés, restaurants, staff lunchrooms and other commercial spaces across Auckland. The agreed scope can include partitions, building repairs, counters and joinery coordination, flooring, painting, plumbing, electrical work and finishing. We confirm the requirements and specialist input for your particular premises before pricing.
Yes. We can discuss a new layout, service counter, display areas, storage, finishes and the building work needed to bring the space together. Bring any drawings, brand requirements and landlord information you have. We agree who is supplying fixtures, joinery and signage so the quote and programme are clear.
Yes. We can coordinate the building and fit-out work for dining areas, counters, service areas and staff facilities within an agreed scope. Kitchen equipment, extraction, grease management, fire systems and food-premises requirements need appropriate specialist input. We work with your designer and relevant trades to identify these early rather than treating a hospitality fit-out as a decorating job.
Yes. Projects can include office partitions, meeting areas, reception spaces, staff kitchens and lunchrooms, storage, flooring, painting and associated plumbing or electrical work. We discuss how the space is used, the condition of existing services and how to stage the work around your team.
Sometimes. It depends on the work area, noise, dust, access, services and the safety of staff and visitors. We discuss separation, staging and planned shutdowns before starting. If out-of-hours work would help, raise it early so availability, building access and the cost can be considered in the programme.
Aries Builders coordinates the trades included in our agreed scope, giving you one main point of contact for the building work. We also work with your landlord, property manager, designer and nominated suppliers where needed. Responsibilities for equipment, specialist systems and approvals are agreed before construction.
Some interior alterations to an existing non-residential building can be exempt, but the conditions are specific. Work affecting the structure, fire separations or specified systems may require consent; plumbing and drainage need separate consideration. The first fit-out of a new building is also different from altering an existing fit-out. We help identify the questions to resolve with your designer and Auckland Council before work starts.
Discuss the proposed use before committing to a construction programme. A change of use can trigger council requirements even where the building work is limited. Existing services, fire safety, access and the requirements for operating a food business also need review. We can discuss the building scope and coordinate with the appropriate designers and specialists; approvals remain specific to the premises and proposed use.
Cost depends on floor area, the existing condition, layout, finishes, joinery, services, specialist systems, access and working hours. We prepare pricing against an agreed scope and explain allowances and exclusions. Share your target budget early so priorities can be discussed before selections and design details are finalised.
The programme depends on the scope, design and approvals, product lead times, specialist work and whether the site is occupied. Tell us about any proposed opening date or lease deadline at the first conversation. We assess the sequence and dependencies before confirming a programme rather than promising a generic turnaround.
Yes. We can discuss planned maintenance and individual repairs, including building defects, water damage, roofing, cladding, painting, flooring and associated trades. Property managers can bring a list of issues so we can identify priorities, access requirements and the scope to price. Availability and response times are agreed for the work requested.
We document the finding, explain the proposed repair and discuss any effect on cost and timing. Additional work outside the agreed scope is approved before proceeding. If specialist advice or a change to approvals is needed, we identify that as part of the next steps.
Tell us the suburb, type of premises, what you want to change and any target date. Let us know if the business needs to remain open. Plans, photographs, a landlord’s fit-out guide or a maintenance list are useful if available, but you can start with a short description.
Aries Builders is based in Ōtāhuhu and works across Auckland. Tell us where the premises are so we can discuss access, a site visit and the next steps for your project.

A new shop, a refreshed café, a better lunchroom or a list of building repairs—start with your suburb, the work you have in mind and any key dates. We’ll discuss the next step.
