Lessons from a Bathroom Failure

The owners had already had a few people look at their ongoing leak. They’d tried re-grouting and re-sealing, but nothing fixed it. By the time we got there, it was clear the bathroom needed to come out. As we dismantled the area around the waste, we figured out exactly what had gone wrong.

They’d placed the tile slate underlay right over the waste outlet instead of cutting it around it. On top of that, the paint-on waterproofing membrane only went up to the flange, not inside it. So when the drain slowed down and water pooled during showers, it found a way underneath the underlay. Even that small gap led to a lot of damage.
